Warehouse proposed for Railroad Avenue in Guilderland
GUILDERLAND — A 68,000-square-foot warehouse without a business or a tenant is being proposed on the site of a vacant Railroad Avenue lumber processing yard.
“So this is a spec building completely,” said Stephen Feeney, chairman of the Guilderland Planning Board, during the board’s Dec. 8 meeting.
Feeney was told by project owner Paul Fornaby that he was correct.
Fornaby is proposing to build the warehouse on the site of the former Albany Miron Lumber Corporation at 60 and 62 Railroad Avenue, two properties that Fornaby wants to merge into one parcel.
The existing structures on the lot would be razed and in their place a warehouse would be built that would consist of two units, according to the applicant’s project narrative. The first unit would have 23,000 square feet of warehouse and 2,500 square feet of office space, while the second unit would consist of 40,070 square feet of warehouse space with 2,250 square feet for offices.
There are 110 parking spaces proposed for the site.
The site is located in a narrow strip of Guilderland wedged between Albany’s panhandle and the town of Colonie.
Town Planner Kenneth Kovalchik said the Railroad Avenue property was a brownfield remediation site and there are a number of deed-restricted areas related to groundwater and soil disturbance. The planning board touched on the issues but left them for the zoning board, the lead agency on the project, to deal with.
The planning board then voted to move Kovalchik’s memo — which included naming tree species on the site legend; allowing the fire district to review the plans; and a recommendation related to the deed-restricted area — as its recommendation to the zoning board.
