‘Modern, upscale timber frame’ banquet facility proposed for New Scotland

 A 6,000-square-foot, single-story banquet facility is being proposed for a currently addressless 99-acre parcel of land on Indian Fields Road between 2406 and 2428 Indian Fields in New Scotland. About 4,000 square feet of the indoor banquet area would accommodate 200 guests and the remaining 2,000 square feet would be used for bridal suites, restrooms, and a prep kitchen for caterers.

NEW SCOTLAND — A banquet facility is being proposed for a currently addressless 99-acre parcel of land on Indian Fields Road between 2406 and 2428 Indian Fields, on the Coeymans town line, in New Scotland. 

The application was first presented to the New Scotland Planning Board about four months ago for feedback, at which time board members expressed concern about the topography of the land, whether it was flat enough; that past approvals for similar applications required a sound study, which has since been submitted; and that the applicant include stormwater and vegetative enhancements in the latest submittal. 

Engineer Chris Longo during the April 6 meeting was requesting a special-use permit to allow for the banquet facility to be operated on the 99-acre site owned by Jacob Irwin.

Irwin is proposing to build a “modern, upscale timber frame” 6,000-square-foot, single-story facility, according to the project narrative included in the filing submitted to the planning board. 

About 4,000 square feet of the indoor banquet area would accommodate 200 guests and the remaining 2,000 square feet would be used for bridal suites, restrooms, and a prep kitchen for caterers.

Irwin is also proposing a 2,000-square-foot enclosed glass greenhouse “off the rear of the facility [that] will provide additional semi-conditioned space for ceremonies and cocktails,” which would also include a “fully landscaped, stamped concrete patio with black railings off of the glass greenhouse,” the project narrative says. 

The proposal is to have the facility open Thursday through Saturday, with specific hours of operation on Thursday and Sunday from 11 a.m. to 8 p.m., and Friday and Saturday from 8 a.m. to 11 p.m., according to the project narrative.

The property already has an existing well on site with enough capacity to service the proposed facility. But the site would also receive improvements to the parking area to accommodate 80 spots and a new septic system.

The planning board was receptive to the proposal and Irwin is likely to submit a final special-use permit application.
