A third pot shop proposed for Western Avenue
GUILDERLAND — A third cannabis dispensary is being proposed for Western Avenue.
The proposed shop — at 2093 Western Avenue, a multi-tenant building currently home to a beauty salon and dog groomer — is located within a quarter mile of Guilderland’s second town-approved dispensary at 2028 Western Ave., formerly an ice-cream parlor. (The first, initially a medical dispensary located in Stuyvesant Plaza’s Executive Park, has since moved to Colonie.)
In July, Yesorno LLC, which owns and operates Happy Days Dispensary in Nassau County, received permission to open a similarly-named dispensary at 1656 Western Ave., across Route 20 from the Tru by Hilton hotel.
The proposal was before the planning board on Oct. 7 for a site plan review; the town’s zoning board of appeals is lead agency for the project.
Per Canna Planet’s application to the town, the company “is composed of experienced and licensed operators with a strong history in regulated retail industries.”
The application states, “Our parent group, Beer World, currently owns and operates 12 retail beer stores across New York State under the State's Special Wholesale ‘C’ License. We also own and operate five liquor stores and five hotel properties, each with approximately 100 rooms.”
The application goes on to say, “Our cannabis division currently operates seven adult-use cannabis dispensaries in full compliance with the New York State Office of Cannabis Management (OCM). All of these locations are state-licensed, carefully maintained, and have operated without any violations or enforcement issues.”
The town board in August approved a local law to change zoning of the parcel from Business Non-Retail Professional to Local Business, according to Town Planner Kenneth Kovalchik’s project memo.
Jennifer McClaine, who owns the property, told the town board in July that she planned to reduce the size of her 13,000-square-foot salon to 1,500, leaving the front half for rent while leaving the outside of the building the same.
She said she had worked with two real-estate agents and tried on her own to get businesses to lease her space, including another hair salon.
The existing building is currently configured with multiple tenant spaces:
— A 1,384 square-foot salon;
— A 2,884 square-foot dog salon; and
— 1,500 square feet of vacant space, home of the proposed dispensary.
The site currently provides 37 parking spaces for the retail uses, which is more than the required 24 spaces, according to Kovalchik’s memo; all renovations for the proposed retail cannabis use would be interior-only.
The proposed hours of cannabis shop would be:
— Monday through Thursday, from 10 a.m. to 8 p.m.;
— Friday and Saturday, 10 a.m. to 9 p.m.; and
— Sunday, noon until 6 p.m.
The planning board OK’d Canna Planet’s site plan, allowing the project to move on to the zoning board.
